Keir Qld successfully managed a full Development Approval to change the use and deal with the associated conditions for car parking and footpath awnings.
The site on McLeod Street had been many things over the years, originally constructed over 50 years ago it had been a toy factory and most recently a gym. Our clients decided to redevelop the site to house its Powersports Dealership however the existing building posed many challenges not least of which was the elevated concrete floor at 1.5m above the footpath (obviously constructed originally with loading door for incoming / outgoing goods). This was less than attractive for off street access for customers so we needed to lower the floor to street level which was much easier said than done. Our team developed a way to “underpin” the external walls which sat on the elevated floor slab while we demolished it from inside. We were then able to construct the new floor and make good the perimeter walls. The building was then clad in composite aluminium sheet. There were also statutory hurdles that needed to be resolved particularly the fact that the site was not zoned for vehicle sales. We successfully managed a full Development Approval to change the use and deal with the associated conditions for car parking and footpath awnings. In the end the building covered nearly all the land area and provided nearly 500m2 of new showroom floor and 400m2 of associated pre delivery space.
